In partnership with Powers & Associates, LLC., KAIROS DESIGN GROUP, LLC, (KAIROS) completed a comprehensive feasibility analysis for redeveloping a significant portion of Steelton’s downtown area. The analysis included property previously utilized by the former Bethlehem Steel Corporation (and now owned by Mittal Steel Company).
KAIROS performed an engineering analysis to evaluate the existing facilities and infrastructure. This included a traffic study and site demolition evaluation. Working from the Front Street Master Plan which KAIROS previously completed for the Borough, KAIROS provided a land use analysis and a spatial analysis, documenting the character and interaction of the buildings and open spaces. The project team developed an architectural and building program, with the goal of including a mix of office, retail and residential uses. An architectural theme and recommended footprints were developed and impacts to existing zoning requirements were reviewed.
KAIROS also provided conceptual renderings and a development phasing plan to support the promotion and marketing of the new business district.
